Net Lease

Long John Silver’s / A&W
This $6.7M sale leaseback transaction represents 9 Long John Silver’s / A&W locations in Oklahoma and Kansas. The properties were acquired from Yum, Inc. (Louisville, KY) in a refranchising to an affiliate of Apex Foods, a top young franchise. Yum! brands is the world’s largest restaurant company in terms of system restaurants with nearly 35,000 restaurants in more than 110 countries and territories.


Arby’s
Servant continues to enjoy a strong relationship with Arby’s Restaurant Group in Atlanta, Georgia. Throughout 2007 and 2008, they have supported Arby’s by acquiring 7 stores in 3 states for a total of $9.5M assets acquired. Arby’s recently announced the acquisition of Wendy’s and Servant looks forward to continuing to support Arbys’s in their real estate strategy.


Ashton Gardens
Servant completed a $5.3 million sale leaseback transaction for a unique, one of a kind facility in Houston, Texas. Ashton Gardens services weddings, corporate and special events at its chapel and banquet facility, located at the center of 27 acres of a wooded forest site. It is situated approximately 10 miles from the Bush International Airport.


Damon's Grill - Michigan
This sale leaseback transaction represents $5,600,000 in funding of restaurants in the Ann Arbor, and Grand Blanc, Michigan markets. The operator is a smaller franchisee with a great track record and a commitment to operational excellence which is the mainstay of their on-going success. Damon's Grill was founded in 1979 and Damon's International operates and franchises more than 120 units in 24 states.


Damon's International
Servant completed a $17 million, sale leaseback transaction to acquire Damon's Grill casual dining
restaurants from Damon's Restaurants of America, Inc. The stores are located in Ohio, Pennsylvania
and Maryland. This acquisition comprises one of the final pieces of the nation-wide revamping of the
Damon's brand and the recapitalization of their corporate balance sheet.

Wendy's - Texas
Servant provided $20M in sale leaseback financing to Emerald Foods as part of a recapitalization of their corporate balance sheet. Emerald Foods is a large Wendy's franchisee with restaurants primarily in the Dallas and Houston markets. Wendy's International, Inc. is one of the world's largest restaurant operating and franchising companies with more than 9,900 total restaurants, having been founded in 1969.


Development Investments

Astoria - New Smyrna Beach, Florida
This $11M oceanfront condominium development is located in New Smyrna Beach, Florida. It is situated on the non-driving portion of the beach and will consist of nine, upscale condominium units, with an approximate square footage range of between 3000-4,000 feet. This development brings a unique product to the market for buyers desiring a new, upscale living space but in a smaller complex.


Camelot Branded Self Storage
This is a self storage concept in which Servant Investments is funding the development of multiple Camelot Self Storage facilities located throughout the state of Florida. The first of which is a $5.6M project located near downtown Orlando.  This four story, climate-controlled, facility was designed to fill a void in the market close to downtown Orlando. The facility opened for business in January of 2008.  Additional self storage facilities are under construction in Winter Park and St. Petersburg.

Crescent Point at the Mills - St. Louis, Missouri
Servant provided all equity capital for a $24,000,000 development for Crescent Point at the Mills, an 18.5 acre mixed-use retail center in St. Louis, Missouri. The site is located next to the 1.2 million square foot, Mills Mall and also next to a brand new, 130,000 square foot Cabela's outdoor outfitter store. The synergy of these two developments has created a sense of "destination shopping" in the area.


Dundee Crossing - East Dundee, Illinois
Servant provided all equity capital for a mixed-use retail development project, on a 6.5 acre parcel, located in the suburbs of Chicago, Illinois. It is located in Kane County, ranked the 3rd fastest growing county in the state. This $8M project is situated in a prime market area where available land is rare.



Mason Heights - Fort Worth, Texas
The Masonic Heights site is a 170-acre parcel located just 4.5 miles from downtown Fort Worth, Texas. It represents the largest undeveloped inner city parcel inside Loop 820. The $17M development includes both residential and commercial components of an urban redevelopment.




Picadilly Business Park – Austin, Texas
Servant provided $3.5 million in equity for the acquisition, development, and sale of a 20-acre light-industrial commercial center site in Pflugerville, near Austin, Texas. The basis for this project stems from rapid residential and commercial expansion in this high growth region. The project will offer buyers both office and work/storage space for approximately 1200 sq. ft. turn-key facility, a size and price point that appeals to business owners and small developers/contractors.
